How to equip your apartment to maximise bookings

In brief : guests book — and review — based on three pillars: comfortable sleeping, a functional kitchen and fast wifi. A few inexpensive items (quality bedding, a coffee machine, a large smart TV) push reviews up, and better reviews push bookings up. Here is the complete checklist.

A great location is not enough: what turns a stay into a 5-star review is the comfort guests feel. In short-term rental, reviews are the number one driver of occupancy. Here is what really matters, room by room.

Sleeping: your best investment

  • Quality mattress + mattress topper — the most frequently cited point in reviews, positively and negatively.
  • White hotel-quality bed linen and enough pillows.
  • Comfortable sofa bed if you host families — a tired pull-out is immediately noticeable.
  • Blackout (shutters or thick curtains) for a proper night's sleep.

Kitchen: functional first

  • Hob, oven/microwave, fridge, dishwasher if possible.
  • Crockery and utensils for the full capacity of the property.
  • Capsule coffee machine — a small item with a big impact on guest satisfaction.
  • Kettle, toaster, and a welcome kit (coffee, tea, salt, oil).

Tech comfort

  • Fast, reliable wifi — non-negotiable; test it regularly.
  • Large smart TV (Netflix, etc.) — increasingly expected, especially in ski resorts in winter.
  • Multi-sockets and USB ports near the beds.
  • Controllable heating with clear instructions.

The little extras that earn great reviews

  • Toiletries (soap, shampoo, toilet paper) in generous quantities.
  • Hairdryer, iron and ironing board, drying rack.
  • In a ski resort: ski storage, boot locker, hooks for equipment.
  • A clear welcome guide (wifi, access, local recommendations).
